How fast can I close on a Fix & Flip loan?

We can close in as few as 5 days from deposit, depending on property condition and documentation. Most loans close within 10–20 days.

Do I need to verify my income?

No. Our Fix & Flip program qualifies based on property value, credit score, and investment experience — not personal income or tax returns. No W-2s needed.

How does the rehab holdback work?

We fund 100% of your renovation budget in a holdback. As you complete work, you submit draw requests and we release funds for completed phases. No interest until funds are drawn.

Can I use an LLC to purchase the property?

Yes — we prefer borrowers use LLCs, Corporations, or Trusts for investment properties. This provides liability protection and makes the BRRRR refinance transition much smoother.

What is the maximum loan to ARV?

Maximum loan to After Repair Value (ARV) is 70%. This cap includes both your acquisition cost and all financed rehab costs — keeping your equity position protected.

Can I refinance into a DSCR loan instead of selling?

Yes — and many Texas investors do exactly that. Once the property is renovated and rented, you can refinance your fix & flip into a long-term DSCR loan. No W-2s required, LLC-eligible, no hard refinance deadline.
