We can place your buyers with lenders offering extended rate locks during construction, so their rate is protected from contract through closing. Available lock terms vary by lender and program. This gives buyers payment confidence throughout the build.

What does “upfront underwriting” mean?

Unlike most lenders who underwrite at the end, we work to fully qualify your buyer’s loan at the START. This means you know early if there are any issues—not when you’re ready to hand over keys.

Can you handle spec home sales?

Absolutely. We’re experienced with spec homes and, because we’re already familiar with your properties and processes, we can keep financing moving smoothly.

What if a buyer’s financial situation changes during construction?

We monitor buyer files throughout construction and communicate any changes immediately. If issues arise, we work proactively to find solutions rather than discovering problems at closing.

Do you work with custom home builders?

Yes! Our construction-to-permanent loans are ideal for custom builds. One loan covers both phases, and we coordinate with your draw schedule.
