📊 What is DSCR?

DSCR = Monthly Rent ÷ Monthly PITI. A ratio of 1.0 means rent exactly covers your payment. Lenders typically want 1.0+ with 1.25+ considered strong.

DSCR loans qualify on the property’s income, not yours. No W-2s, tax returns, or employment verification needed—perfect for self-employed investors.

What DSCR ratio do I need to qualify?

Most lenders require a minimum DSCR of 1.0, meaning rent equals PITI. A ratio of 1.25+ is considered strong and may get better rates. Some programs accept 0.75 DSCR with compensating factors like higher down payment or reserves.

Can I use projected rent or do I need a lease?

Most lenders accept either current lease income OR market rent from an appraisal. This means you can use DSCR loans for properties you’re buying that aren’t currently rented.

Do DSCR loans work for short-term rentals?

Yes! Many DSCR lenders now accept short-term rental income from Airbnb/VRBO. They’ll typically use either trailing 12-month income or projected income from a market analysis.

What are the rates on DSCR loans?

DSCR rates are typically 0.5-1.5% higher than conventional investment loans because they don’t verify personal income. Rates vary based on DSCR ratio, LTV, and property type.
