The eligibility requirements for FHA Streamline Refinance are straightforward. Here’s what you need to qualify:
Existing FHA Loan
You must currently have an FHA-insured mortgage. Conventional, VA, or USDA loans are not eligible for FHA Streamline.
210-Day Waiting Period
At least 210 days must have passed since your first mortgage payment on your current FHA loan.
6 Consecutive Payments
You must have made at least 6 consecutive monthly payments on your existing FHA loan.
Good Payment History
No more than one 30-day late payment in the past 12 months, and current on your mortgage.
Net Tangible Benefit
The refinance must provide a measurable benefit: lower combined rate + MIP by at least 0.5%, or ARM-to-fixed conversion.
No Cash Out
FHA Streamline does not allow cash back beyond $500. This is strictly for rate/term improvement.
